Landscaping in Riverside, CT

Riverside covers roughly two square miles, and its housing stock splits almost cleanly along Interstate 95. North of the highway sit early-twentieth-century cottages and colonials on wooded lots, many carved out as the old Mianus Neck farmland was subdivided, with mature oak and beech already setting the ceiling. South of the highway, toward the train station and the water, parcels open into estate properties where the house is only part of what a visitor takes in. Those two conditions ask for different work. The cottage lots reward restraint and a layered understory; the waterfront properties need a plan that reads well from the driveway, from the terrace, and from the water.

The ground changes just as quickly. Near the tidal Mianus and along the shore, soil runs sandy and thin, groundwater sits high, and parcels around Willowmere and the streets near the river mouth fall inside mapped coastal flood zones, which makes grading and stormwater a design decision rather than an afterthought. A few blocks inland you meet glacial till over shallow bedrock, where a simple planting bed becomes a rock-removal job. We settle grade, drainage, and soil before anything goes in the ground, because on a Riverside lot that groundwork decides whether a specimen tree is still thriving in its fifth winter. Our installation work starts there for exactly that reason.

The differences show up street by street. Willowmere's waterfront lots, with their association beach and dock, take wind and salt spray that would scorch an inland border by August. Club Road and Glen Avon look out toward Cos Cob Harbor and the moorings off the yacht club. The lanes north of Riverside Commons are shadier and more sheltered, which brings its own list: moss in the turf, thin lawn under canopy, water that stalls in the flat spots. What holds up on a property near the old iron bridge over the Mianus is not what holds up on a shaded lane inland.

Life here runs outdoors from April into October. The Riverside Yacht Club, founded in 1888, sets much of the summer calendar with regattas and junior sailing, and a good deal of entertaining happens between a boat and a back terrace. Homeowners ask for outdoor kitchens that can feed a crew coming off the water, bluestone that stays comfortable underfoot, low evening lighting that looks right from the Sound side, and pool surrounds still worth sitting in come October. Deer are the constant. Greenwich has wrestled with browse pressure in its woodlands for years, and until the herd thins, hosta and yew are a losing bet on most Riverside properties. We plan around it with plants deer tend to pass over and with natives that also shrug off salt: northern bayberry, beach plum, inkberry, switchgrass, little bluestem, summersweet. It is the same thinking behind the restoration work the Greenwich Land Trust does on its preserves, from native meadow plantings to fenced deer exclosures. Winter adds the rest of the list: nor'easter spray off the Sound, road salt at the curb line, and thaw-freeze cycles that heave shallow-rooted shrubs out of sandy soil. Salt-tolerant, deer-resistant, and rooted deep enough to hold a slope is a short list, and it is the list we work from on the shore side of town.
