The southern end of the Litchfield Hills is working countryside that never stopped working. Hayfields drop away toward the Shepaug River, which runs down through Washington and Roxbury before meeting the Housatonic at Lake Lillinonah, and stone walls built for pasture now run through second-growth hardwood forest. A good deal of that view is permanent. The [Steep Rock Association](https://steeprockassoc.org/) has been conserving land around Washington since 1925 and holds thousands of acres of preserve and easement, threaded with public trail. A property here sits inside a larger picture, and its grounds should answer to that picture rather than compete with it.
The terrain sets honest conditions. Ledge sits close to the surface, glacial soils drain unevenly from one side of a driveway to the other, winter runs a zone colder than the shoreline, and deer pressure never really lets up.
